Rezoning and Text Amendment Application
An applicant may initiate a request to rezone property or amend the Zoning or Land Development Ordinances by submitting an application and going through the public meeting process before the Planning Commission and final decision by the City Council. Prior to submitting a request for a rezoning or text amendment, please complete the Pre-Application Review Application and meet with the city so we can ensure clear understanding of the process ahead and a greater likelihood of positive results in the end. Special Land Use Permit Application
An applicant may initiate a request for Special Land Use Permit (SLUP) by submitting an application and going through the public meeting process before the Planning Commission and final decision by the City Council. SLUPs are allowed to be requested as identified on the table of permitted uses, contained within Chapter 27, Zoning Ordinance, and represent uses that may be appropriate within the subject zoning district under certain contexts. Prior to submitting a request for a Special Land Use Permit, please complete the Pre-Application Review Application and meet with the city so we can ensure clear understanding of the process ahead and a greater likelihood of positive results in the end. Variance Application
The Zoning Board of Appeals is authorized to review applications for variance that relax certain standards in the code, such as lot coverage and setbacks. This application can be used for any variances from Chapter 16: Land Development, Chapter 20: Signs, and Chapter 27: Zoning. Please review the 2025 Schedule to learn about the application deadlines.
Special Administrative Permit Application
The Zoning and Land Development Codes authorize the Community Development Director to review applications for special administrative permits that relax the standards for minor requests as outlined in the code (e.g.: a reduction in the rear yard setback by 10%). Special Exception Application
The Zoning and Land Development Code authorizes the Zoning Board of Appeals to review applications for special exceptions that relax the standards in the code for regulations such as minimum parking standards and maximum retaining wall heights. Administrative Appeal Application
Depending on the nature of the decision, members of the public may appeal administrative decisions for permits and code interpretations to the Zoning Board of Appeals or City Council.
Backyard Chicken Permit Application
The applicant must provide a conceptual site plan that shows the property with dimensions and the location existing and required structures. Plan shall show coops and runs are at least thirty-five feet from the rear property line and at least fifteen feet from the side property lines or twenty feet from corner side lot lines. Coops are only allowed in the rear yard.
Temporary Use Permit Application
Temporary use permits are considered for activities or structures that are temporary in duration, such as outdoor sales, portable storage containers, and temporary buildings (construction trailers). Construction and/or land development permits may also be required.
Zoning Certification Application
A Zoning Certification Letter (ZCL) is a statement from the Community Development Department that identifies and describes the current zoning classification of the property and the zoning history of the property (including any rezoning conditions). The letter is mainly used to submit to lenders for financing or for state/federal agencies. Please Email the application to Madalyn Smith.
